My Leucadia door has rust on the track and brown dust on the sill. What is going on?
The steel rollers have rusted in the salt air and are grinding on the aluminum track, which is what the brown dust is. Left alone the track pits and gouges. We replace the rollers with stainless and snap a stainless track cap over the worn track in the same visit, so the door slides on a surface that does not corrode. Leucadia, Cardiff and Old Encinitas doors get this treatment by default.
Can you repair the Fleetwood or multi-slide doors in an Olivenhain or Cardiff remodel?
Standard Fleetwood two and three panel doors, yes, on site with heavy stainless rollers. Multi-slide and pocket doors with four or more panels are heavier and use specialized rollers, so we ask for a photo of the door and track first and quote after a visit. On both we clean the track and check adjustment before replacing anything.
Is the 1970s aluminum door in my Village Park home worth repairing?
Yes. Village Park doors are a mile or two from the ocean, so the frames are usually sound and the glass is fine. What wears out is the steel rollers and the aluminum track.
