Quick answer

Anlin vinyl sliding doors arrived in San Diego homes through replacement window jobs from the 2000s on, so they turn up in houses of every age. When one drags or stops locking, the rollers have worn and the panel has dropped. We fit rollers matched to the Anlin housing, clean the track, re-hang the panel and set the height so the lock hook meets the keeper again.

What we see on these doors

  • Worn rollers under a vinyl panel that went in with a 2000s or 2010s window replacement
  • Panels that have dropped so the lock hook misses the keeper on the jamb
  • Grit and pet hair packed into the track channel on the sliding side
  • Handle sets with a tired mortise lock or a hook that will not throw
  • Screen doors with collapsed spring rollers on the outer track

Where Anlin doors are in San Diego

Anlin Windows and Doors is based in Clovis, in the Central Valley next to Fresno, and sells vinyl replacement windows and patio doors through dealers across California. That shapes how its doors reach San Diego: an Anlin slider almost always went in when a homeowner replaced the windows and took the old aluminum patio door out at the same time.

So you find Anlin doors in houses of every age. A 1960s tract home in Clairemont or El Cajon that had its windows done in the 2000s or 2010s often has an Anlin slider on the patio, and so does a 1980s home in Rancho Bernardo.

The door was a good upgrade. It is just that the rollers under it have now done ten to twenty years of work on a track that collects grit every time the door opens.

How to identify an Anlin door

Open the door and look at the edge of the sliding panel and along the frame for a label. Anlin puts its name on the label, and its current sliding patio door line is the Malibu series, sold as the companion to the Del Mar, Catalina, Panoramic and Coronado window lines. If the windows in the house carry one of those names, the slider that went in with them is very likely an Anlin too.

The Anlin name is the clue that matters for parts.

The frame is the second clue: a white or tan vinyl frame with welded corners, a sliding panel on the inside track, a screen on the outside, and sometimes a painted color on the exterior face. If the label is gone, our identification guide shows what to photograph, and we confirm the door by the roller housing once the panel is out.

What wears out on an Anlin slider

The rollers go first. Anlin calls the roller on its current Malibu door the QuadraGlide, and it rides on what Anlin describes as a stainless steel track. In practice that means the track on these doors usually looks fine while the wheels under the panel have worn flat or stopped turning.

Once a wheel wears, the panel drops and the door turns hard to slide. The hook in the mortise lock then sits too low to catch the keeper, so the same door usually will not lock. The lock is fine; the panel is sitting low.

After that: grit and pet hair packed into the track, pile weatherstrip worn down on the sun side, a loose handle, and screen doors with collapsed spring rollers. A grinding noise on a vinyl door almost always means a wheel has stopped turning.

Parts and what we carry

We carry tandem rollers with steel ball-bearing wheels in the common diameters, and stainless steel versions for homes near the water. A tandem carriage spreads the weight of the panel across two wheels, and steel ball-bearing wheels outlast nylon. We confirm the fit once the panel is out, so you get a roller that sits square in the housing instead of one that almost fits and drops the door again.

For the coast, from Point Loma up to Carlsbad, we fit stainless. Our guide on stainless versus standard rollers explains why salt air makes the difference.

We also carry handle sets with a mortise lock and keeper that fit vinyl patio doors, pile weatherstrip, and spring-loaded screen door rollers. Vinyl needs care: we reuse the original screw holes, never over-tighten into the frame, and set the height with the adjustment screws at the bottom corners rather than forcing the panel.

Repair or replace an Anlin door

Repair, nearly every time. An Anlin vinyl slider with new rollers, a clean track and the keeper reset glides the way it did when the installer left, and a roller replacement is a one-visit job priced per door.

Fogged glass does not change the answer. A cloudy pane means the seal on the insulated glass unit failed; the unit is replaced inside the existing frame and quoted after measuring. Anlin sells its doors with a manufacturer warranty, so on a newer door it is worth asking the dealer who installed it about the glass before you pay anyone. See foggy glass.

Replacement only makes sense when the vinyl frame itself has failed: a split corner weld, a cracked sill or a frame warped so the panel no longer seats. Our repair or replace guide walks through the decision with typical San Diego costs.

Anlin door repair across San Diego

Because Anlin doors arrive with window replacement jobs, they are spread across the whole county rather than clustered in one era of tract: Clairemont, Tierrasanta, Santee, El Cajon, La Mesa, Chula Vista, Poway, Rancho Bernardo, Escondido, San Marcos, Vista, Oceanside and Carlsbad all have them, along with plenty of condos.

The visit is the same wherever you are: lower the rollers, remove the panel, fit the matched rollers, clean and inspect the track, re-hang and adjust the door, then check that the hook meets the keeper and the screen slides. If the rail is worn we add a stainless track cap, and if the handle is tired we replace the handle set and keeper on the same trip.

Landlords and property managers with several Anlin doors in one building can see our property manager page for multi-door visits.

Anlin: common questions

How do I know if my sliding door is an Anlin?

Look for a label on the edge of the sliding panel or on the frame with the Anlin name; current doors show Malibu as the series. If the windows in the house are Anlin Del Mar, Catalina, Panoramic or Coronado units, the slider installed with them is very likely Anlin too. A vinyl frame with welded corners that replaced an older aluminum door is the other strong hint.

Why is my Anlin sliding door so hard to open?

The rollers under the sliding panel have worn. When a wheel flat-spots or its bearing seizes, the panel drops and you drag the full weight of the glass along the track. New tandem rollers matched to the housing, plus a cleaned track and a height adjustment, bring the glide back in one visit. Oil on a worn roller helps for about a week.

Do you have rollers that fit Anlin patio doors?

Yes. We carry tandem steel ball-bearing rollers in the common wheel diameters and housing styles used on vinyl patio doors, plus stainless versions for coastal homes. We match the roller to the housing in your panel once it is out, so the new assembly sits square and the adjustment screw works through its full range.

My Anlin door will not lock. Is the lock broken?

Usually not. When the panel drops on worn rollers, the hook inside the mortise lock sits too low to reach the keeper on the jamb, so the handle turns but nothing holds. New rollers and a height adjustment fix it. If the hook itself has snapped or the handle is loose, we replace the handle set and keeper on the same visit.

Does an Anlin door need a special roller?

It needs the right roller for its housing and wheel size, not a generic one that almost fits. Anlin names the roller on its current Malibu door the QuadraGlide. A replacement that sits crooked in the pocket wears fast and drops the door again, so we confirm the fit with the panel out and carry the common vinyl-door tandems.

Can you fix the foggy glass in my Anlin sliding door?

Yes. Fog between the panes means the seal on the insulated glass unit has failed. The unit is replaced inside the existing Anlin frame with new tempered safety glass; the frame and rollers stay. Because Anlin doors carry a manufacturer warranty, check with the installing dealer first on a newer door. Glass is measured on site and quoted separately.
