Vista's older neighborhoods off East Vista Way, South Santa Fe Avenue and Melrose Drive are 1950s to 1970s homes with aluminum sliders on worn aluminum track, often with a bent screen door riding alongside. Shadowridge, built in the 1980s and 1990s on the south side, has aluminum and early vinyl doors with the first rollers still in them, and its condo complexes have HOAs that do not regulate interior hardware. Vista has a large share of renters, so property managers call us for balcony and patio doors at turnover. On the oldest doors we pair new rollers with a stainless track cap rather than fighting the gouged aluminum.

Vista questions
I own rental houses in Vista. Can you fix the patio door and the screen door in the same visit?
Yes, and it is the most common Vista job. On a 1960s or 1970s rental the patio door needs rollers and often a stainless track cap, and the screen door needs new spring-loaded rollers or a replacement frame. We do both in one stop, about an hour per unit, and keep a note of each door so the next turnover is a quick repeat.
The 1980s door in my Shadowridge condo is hard to slide. Does the HOA need to be involved?
No. Roller, track cap, lock and handle work is interior hardware and does not change the exterior the HOA sees. Shadowridge associations review visible changes such as a new door style or frame color. A hard-to-slide 1980s door almost always needs new tandem rollers and a track clean, and we do that without any paperwork on your side.
The screen door on my older Vista home keeps falling off. Is it worth fixing?
Usually. Screen doors ride on spring-loaded rollers with tension screws at the corners, and when the rollers wear or the tension is lost the door drops out of the track. New rollers and a re-tension fix most of them. If the aluminum frame is bent or the corners have split, a new standard-size screen door costs little more than the repair and fits the existing track.
