Why does our El Cajon slider get stiffer every summer?

Heat dries out old pile weatherstrip, and a door that is already riding on worn rollers starts to bind at the jamb and the head. The rollers are the real fault. New steel tandem rollers lift the panel to the right height, we replace the pile weatherstrip, and the door stops dragging through August.

I own apartments in El Cajon. What do you do at a turnover?

We go through each unit's patio slider and screen in one visit: new rollers if the panel drags, a stainless track cap if the track is grooved, a new handle set with mortise lock and keeper if the lock is loose or missing, pile weatherstrip, and screen rollers or a new screen. Our 1970s Fletcher Hills door has a grooved track. Does the track have to be replaced?

No. Replacing an aluminum track means cutting into the frame and sometimes the stucco. Instead we fit a stainless steel track cap that snaps over the worn track and gives the new rollers a smooth, hard surface. Paired with steel tandem rollers it fixes the drag on most 1960s to 1980s aluminum doors in a single visit.
