Guest doors near the coast

Short-term rentals in Pacific Beach, Oceanside and Coronado live and die on the patio door. It is the view, the breeze and the way to the beach, and every guest uses it all day long. Salt air pits the rollers and the track, sand in the channel grinds them, and the lock gets worked by people who do not know the trick.

The complaints come in through the review, not the phone: the door was hard to open, the door would not lock, the screen was off. We fix the cause, which is nearly always rollers and a track cap, and we fit stainless so it does not come back next season.

Scheduling around check-ins

Tell us the check-out and check-in times and we book inside the gap. A roller job is about 45 to 60 minutes per door, and a lock or screen is quicker, so a normal cleaning window between guests is enough for most repairs.

Your cleaner or co-host can let us in, or we use the smart lock or lockbox code you give us for that window. We text when we arrive and when the door is done, with a photo of the finished door and the lock engaged, so you can confirm from anywhere.

If a guest reports it mid-stay, we can come while they are there with their agreement. The panel comes out and goes back in through the same opening, so there is no mess and the door is back in place before we leave.

Keyed patio locks and guest security

Guests want to lock the patio door from outside when they walk to the beach, and hosts want the door secured between stays without going inside. A keyed handle set does both: a cylinder on the exterior, a thumb latch inside.

We also fit the secondary locks that guests and hosts ask about:

  • a foot lock at the bottom of the panel, easy for guests to use and hard to overlook,
  • a pin lock with a second position so the door can stay open a few inches for the breeze,
  • an anti-lift block in the head channel on ground-floor units.

HOA common-area doors

Clubhouses, pool houses, fitness rooms and lobbies have the heaviest sliders in the complex and the most hands on them. They are often oversized, sometimes commercial-grade aluminum, and by the time the board hears about it the door is stuck or has jumped the track.

We repair these the same way as a residential slider: rollers, track cap, lock and keeper, adjustment. Heavy or oversized panels get larger rollers and two people. Commercial storefront door systems are a different trade, and we say so after a photo.

For the board or the manager we provide a written quote before the work, an itemized invoice after, and photos of the finished door. We can also walk the common areas and list every slider and screen that needs attention so it goes into one work order.

Rules, noise and access in managed communities

HOA communities in Carlsbad and Encinitas often have rules about contractor hours, parking and exterior appearance. We work inside those: standard daytime hours, hardware finishes matched to the existing door so nothing changes from the outside, and the only cutting on site is a track cap trimmed to length.
