The slider is the turnover item that gets skipped
Nearly every unit in San Diego has a sliding door, and in a condo or apartment it is usually the only way onto the balcony. It is also the thing tenants push harder and harder on without reporting. By move-out it drags, the lock hook misses the keeper, and the screen is leaning against the balcony rail.
Prospective tenants test it on the first walkthrough. A slider that takes two hands reads as a neglected unit. A slider that will not lock is the first thing a new tenant calls about.

What a turnover visit covers
- Rollers on the balcony or patio slider, with a stainless track cap if the rail is grooved.
- Lock and handle: a new mortise lock and keeper, a keyed handle set if you want the patio lockable from outside, a foot lock on ground-floor units.
- Screen door rollers or a new screen door.
- Closet and mirror doors in the bedrooms, per opening.
- Weatherstrip and sweeps on units where the previous tenant complained about drafts or dust.
Tell us the unit count and what the doors are doing, and we bring the parts for all of it. The first door at an address is the full price on our pricing page; each additional door at the same address is less.

Pricing and invoicing for multiple units
Our prices are flat per door and published, so you can budget a turnover before you call. Additional doors on the same visit are priced lower because the drive and the setup are already covered. Glass is the only exception: fogged or broken units are measured and quoted before ordering.
You get a written quote before we schedule, by email or text, from a photo or from the tenant description. Nothing changes at the door. If we find something else, such as a worn track under the rollers, we call you before adding it.
The invoice is itemized by unit and by door, with what was replaced, so it drops into your maintenance records and your owner statements.
Access, scheduling and tenants in place
You do not need to be there. A lockbox code, an on-site manager, a leasing office key or a tenant at home all work. We text when we are on the way and when we are done, with photos of the finished door and the lock engaged.
For occupied units we schedule with the tenant directly if you prefer, so you are not the go-between. The work is quiet enough and short enough, about an hour per door, that tenants rarely mind.

Keeping the door rentable longer
A few inexpensive choices at turnover save a call next year.
- Stainless rollers and a track cap on any unit within a few blocks of the beach. Plain steel pits and seizes in salt air and you are paying for rollers again.
- A keyed handle on balconies that double as entrances, so the unit can be secured without a tenant inside.
- A foot lock on ground-floor patios. Tenants ask for them, and they are quick to fit.
- A heavy-duty screen door on pet-friendly units. A standard screen does not survive a dog.
- A note in the lease asking tenants to report a dragging door early, before the rollers grind a groove into the track.

Can you quote a sliding door repair from a photo?
Yes. Send a photo of the door, the track and the handle, with the address and how many doors. For rollers, locks, screens and closet doors we quote from that at our published per-door prices, and the price holds unless the door turns out to be something else, such as a multi-slide. Glass is measured on site before quoting.
Do you give a discount for multiple units?
Each additional door on the same visit at the same property is priced lower than the first, because the drive and the setup are already covered. The exact per-door and additional-door prices are on our pricing page. Several units in one building on one day is the most efficient way to use us.
Do I need to be present for the repair?
No. A lockbox code, an on-site manager, a leasing office key or the tenant at home all work. We text when we arrive and when we finish, with photos of the finished door and the lock engaged, and the itemized invoice follows by email.
Can you fix the slider while the tenant is living there?
Yes. We schedule with the tenant directly if you prefer, arrive in a window they agree to, and the job takes about an hour per door with the panel in and out through the same opening. No cutting into the wall and no open wall overnight. Most tenants are glad to have it done.
Do you work with HOAs and management companies on larger buildings?
