The slider in our 1970s Santee tract home needs two hands to open. Is that rollers or track?

Usually both. After fifty years the steel wheels have worn flat and the panel is dragging its bottom rail on an aluminum track that the old wheels have grooved. We fit steel tandem rollers, snap a stainless track cap over the grooved section and adjust the panel height. Most of these doors go back to a one-hand slide in about 45 minutes per door.

Our Weston home is only a few years old. Why is the patio door already sticking?

New tract doors ship with light-duty builder rollers, often nylon wheels, and a heavy vinyl panel wears them faster than the door's age suggests. Dust from the hills grinds in too. We swap in steel ball-bearing tandem rollers that fit the door, clean the track and reset the lock, and the door slides like it should.

Can you fix the screen door on a Santee slider too?

Yes. Screen doors ride on spring-loaded rollers with tension screws at the corners, and on the older aluminum doors here the rollers are usually worn or the frame is bent from being forced.
