My 1990s Milgard vinyl slider in Carmel Mountain Ranch sticks halfway along the track. What is wrong?
Almost always the rollers. The original tandem rollers on a 1990s vinyl door flatten or seize after decades of use, and the panel drops onto the track and binds at the spot where the track is most worn. We fit Milgard-specific tandem rollers, clean the track and reset the panel height with the adjustment screws at the bottom corners. If the track itself is damaged we tell you before we start.
Does my Carmel Mountain Ranch HOA need to approve roller or lock work on my patio door?
No. Rollers, track caps, locks, handles and adjustment are interior hardware and do not change the exterior view of the home. Carmel Mountain Ranch associations generally review exterior changes such as a new door unit or a different frame color. If you plan a full replacement, check your CC&Rs first. A repair needs no approval.
The 1980s aluminum door in my Carmel Mountain Ranch townhome will not lock any more. Do I need a new lock?
Probably not. When an aluminum slider drops on worn rollers the lock hook no longer reaches the keeper on the jamb, so the handle turns but nothing catches. New rollers and a height adjustment usually line it up again. If the mortise lock itself is worn or the keeper is bent, we replace those parts in the same visit.
