The older streets south of the lake have aluminum sliders on their last set of rollers, while Miramar Ranch North and the Cedar Fire rebuilds have vinyl doors with builder-grade hardware. Homes and sliding doors in Scripps Ranch

The original Scripps Ranch tracts south of Lake Miramar date from the late 1970s and 1980s and mostly carry aluminum sliders with steel rollers on worn aluminum track. Miramar Ranch North, built in the 1990s, and the 2000s homes in Stonebridge Estates have vinyl Milgard and similar doors whose first rollers are now reaching the end of their life. The more than 300 homes lost in the 2003 Cedar Fire were rebuilt with new vinyl doors that are now about 20 years old themselves. Condo and townhome complexes off Scripps Ranch Boulevard add balcony sliders, and HOAs here do not get involved in roller or handle work.

Scripps Ranch questions

My Scripps Ranch house was rebuilt after the Cedar Fire. Are those doors different?

The rebuilt homes got new vinyl sliders from 2004 on, so they are a different generation from the 1980s aluminum doors on the streets around them. Those doors are now about 20 years old and the builder-grade rollers are wearing flat. They take a standard vinyl-door tandem roller, which we carry, and the fix is the same as on any 2000s tract door.

Why does my Miramar Ranch North door squeal and need a lift to lock?

Those homes went up in the 1990s with vinyl doors and plain steel or nylon rollers. After 25 to 30 years the wheels flatten, the panel drops and the hook on the mortise lock no longer reaches the keeper, so you lift the door to lock it. New tandem rollers raise the panel back to height, and we adjust the keeper so the lock catches without lifting.

Can the 1980s aluminum doors on the older Scripps Ranch streets still be repaired?

Yes. The frames and tempered glass are usually fine. The steel rollers wear out and the aluminum track gets a groove worn into it, so the door drags. We replace the rollers and fit a stainless track cap over the worn track in the same visit, which brings the original door back to a one-finger slide without replacing it.
