Spring Valley questions

My Spring Valley house is on a slope and the slider binds at one end but not the other. Can that be fixed without a new door?

Usually yes. When a hillside house settles, the opening goes slightly out of square and the panel rubs the jamb at one end. The adjustment screws at the bottom corners let us raise one side of the panel more than the other, and with new rollers and a stainless track cap the door runs level again. Only a badly racked frame needs more than that.

The patio door on our 1970s Dictionary Hill home will not lock anymore. Is it the lock or the rollers?

Nine times out of ten it is the rollers. When the steel wheels wear down the panel drops, and the hook on the mortise lock passes below the keeper on the jamb instead of catching it. New rollers and a height adjustment bring the hook back in line. If the lock body is broken or the keyed cylinder is worn, we replace the lock and handle set at the same visit.

We manage a mobile home park on Jamacha Boulevard. Do you work on the sliders in manufactured homes?

Yes. Manufactured homes use lighter aluminum or vinyl sliders with smaller rollers than a site-built door, and the parts are different but still available. We carry the common roller sizes for these doors, replace them in place and reset the lock. For a park with several units needing work we group the jobs into one visit and give one invoice.
