Our Eastlake Greens home was built in 1996 and the vinyl slider is suddenly very hard to open. Is that normal?

Yes, and it is the most common call from Eastlake. The original rollers on a 1990s vinyl door wear until the wheel flattens or the bearing seizes, and then the panel slides on the roller housing instead of the wheel. We fit tandem rollers made for the door brand, clean the track and reset the panel height so it glides again, usually in under an hour per door.

Does the HOA in Otay Ranch or Eastlake need to approve a roller or lock repair on my patio door?

Normally no. Rollers, track caps, mortise locks and handles sit inside or on the door frame and do not change what the home looks like from the street or the common area, so they fall outside the architectural review most of these associations run. Replacing the whole door, changing the frame color or adding an exterior grille is the kind of change that does need an application.

The hook lock on my Otay Ranch slider no longer catches the keeper. Do I need a new lock?

Usually not. On vinyl doors from the 2000s the hook misses because the panel has dropped on worn rollers, not because the lock failed. New rollers and a height adjustment at the bottom corners bring the hook back in line with the keeper. If the lock body itself is cracked or the handle is loose, we carry replacement mortise locks and handle sets that match these doors.
