The median National City home dates from around 1969. The stock runs from Victorian houses around Heritage Square and 1920s bungalows in Old Town to postwar ranches on the east side and 1960s and 1970s apartment buildings along Plaza Boulevard and Highland Avenue. Roughly two thirds of households rent, so many of our calls come from property managers at turnover. The houses carry an aluminum slider added in a 1960s or 1970s remodel, and the apartments have aluminum balcony doors with their original steel rollers. Both get steel tandem rollers and a stainless track cap, plus a new mortise lock and keeper where the hook no longer catches.

From the photo and the distance to the water we tell you whether stainless rollers and a track cap are worth it, and quote both ways.

National City questions
Our National City apartment building has 1960s aluminum balcony sliders. Can you do several in one visit?
Yes. Buildings from that era usually have the same door in every unit, so we bring enough steel tandem rollers, track cap and lock sets to work through the list in one trip. Each door takes roughly 45 minutes, we leave the tenant a working lock before we move on, and you get one invoice per building. Vacant units at turnover are the easiest to schedule.
The slider on my National City house near Highland Avenue grinds and leaves gray dust in the track. What is that?
Gray dust is aluminum shaved off the track by steel roller wheels that have seized and stopped turning. On the 1960s and 1970s doors common here the fix is new ball-bearing tandem rollers plus a stainless track cap over the worn section so the new wheels run on a flat surface. Without the cap the new rollers wear into the same groove.
Is salt air from the bay a problem for sliding doors in National City?
Less than on the beach, but the west side near the bayfront and the base does see pitted steel rollers and rusted screen door wheels sooner than inland neighborhoods. If your door is within a few blocks of the water we suggest stainless steel rollers and a stainless track cap, which cost a little more and do not corrode the way plated steel does.
