Tierrasanta's homes are mostly 1970s and early 1980s tract houses with original aluminum sliding doors, often two per home, one from the family room and one from the main bedroom to a deck. The rollers are steel on an aluminum track and by now most are flat or seized, so steel tandem rollers and a stainless track cap are the standard repair. Condo and townhome complexes along Tierrasanta Boulevard and Santo Road have balcony and patio sliders managed by HOAs, and the Murphy Canyon military housing sees constant move-ins and move-outs. Later infill and remodels added vinyl Milgard doors with their own roller type.

Tierrasanta questions
Both sliders in our 1975 Tierrasanta home drag. Can you do them in one visit?
Yes, and that is the typical Tierrasanta job: two original aluminum doors, both on worn steel rollers and grooved track. We fit steel tandem rollers and stainless track caps on both, adjust each panel and reset the locks in the same visit. The pricing page lists a lower rate for the second door on the same trip.
We are in Murphy Canyon military housing. Do you repair sliders there?
If your housing office or management company authorizes the work, yes. Many housing offices have their own maintenance process for doors, so check with them first; if they clear it, we work with them directly. Standard two-panel sliders in managed housing have the same faults as anywhere: worn rollers, loose handle sets and screens off the track, and we repair all of it in one visit.
Our Tierrasanta HOA replaced the balcony door glass but it still will not lock. Is that a lock problem?
Usually not the lock itself. Replacing the glass unit does not change the rollers, and a panel sitting low on worn rollers leaves the lock hook below the keeper. We raise the panel with new rollers or an adjustment of the roller screws, then reset the keeper on the jamb so the hook engages cleanly. A new mortise lock only comes into it if the hook or the body is actually broken.
