Pacific Beach questions
My PB rental has a balcony slider that will not lock after the last tenants. What usually causes that?
Two things, often together: the panel has dropped on corroded rollers so the lock hook no longer reaches the keeper, and the handle set itself has been forced loose. We fit stainless rollers, raise and level the panel, then install a new handle set with a mortise lock and keeper if the old one is damaged. The door locks cleanly again without lifting or slamming.
Do you work on vacation rental sliders in Pacific Beach around guest turnover?
Yes. We book between check-out and check-in where we can and do the full door in one visit: stainless rollers, a stainless track cap over pitted track, a working lock and keeper, pile weatherstrip and the screen. Doors near the sand see heavy use and salt, so plan on rollers more often than you would inland.
Our Crown Point condo has a big bay-facing slider that takes two people to move. Is that a job you can do?
Yes, if it is a standard two-panel door. The bay-side condos have heavy glass and the rollers are usually seized from the salt, which is why the panel feels welded in place. Stainless tandem rollers sized to the panel weight and a track cap bring it back to a one-hand slide. If it is an oversized multi-panel door, send a photo and we quote it.
