Does the HOA at my Mission Valley condo have to approve a roller or lock replacement on the balcony door?

Normally no. Rollers, track caps, mortise locks and handles are inside the frame and do not change the exterior appearance, so they fall under the owner's own maintenance in most CC&Rs here. Replacing the door itself, changing the frame color or altering the glass usually does need approval. If your association has a specific hardware finish rule, we will match it.

My balcony slider in a Civita townhome is only a few years old but already drags. Why?

We replace them with steel ball-bearing tandem rollers matched to the door brand, clean the track and reset the height so the lock lines up. The upgrade usually outlasts the originals by a wide margin.
