My 1960s Governor Drive house still has the original aluminum slider. Is it worth repairing?

If the frame is straight and the glass is sound, yes. These doors are solid aluminum and the only parts that wear are the steel rollers and the track they run on. New tandem rollers and a stainless track cap over the worn section bring back a light slide and let the lock line up again. Replacement makes sense mainly if you want double-pane glass for noise or heat.

Does my north UC condo HOA need to sign off on a roller or lock replacement?

No. Rollers, track caps, handles and locks are inside the door and do not change what the association sees from the courtyard or the street. HOAs in University City complexes generally review exterior changes such as a new door unit or a different frame color, so if you plan a full replacement, ask the board first.
